05 / SCALE

Portfolio & small multifamily

Think beyond one property

Programs and availability depend on the property, borrower, location, and capital source. An inquiry is not an approval or commitment to lend.

A different way to see housing

More possibilities
under one roof.

Co-living takes a different lens.
Your financing should, too.

For co-living and PadSplit investors, the financing conversation goes beyond a traditional rental. We help you think through the full strategy.

Discuss your co-living scenario
  1. 01

    Acquire with a plan

Share the property, proposed configuration, and your intended investment strategy.

  2. 02

    Account for the transformation

Consider renovation scope, zoning, permits, and the path to occupancy.

  3. 03

    Think through the long term

Review stabilization and refinance possibilities. Room income and appraisal treatment vary by lender.

A few things to know

Good questions.
Clear answers.

Have a more complex scenario?
Let’s talk it through ↗

What kinds of investors do you work with?

We welcome inquiries from rental investors, renovation operators, co-living investors, multifamily owners, and developers. Eligibility and available options vary by program, experience, property, and location.

Are you a direct lender?

EquiGuard Capital is a financing brokerage and capital placement resource. We help review your scenario and explore financing with potential capital sources. Loan decisions and final terms are determined by the lender.

What should I have ready for our first conversation?

Start with the property city and state, purchase price or estimated value, intended use, renovation budget if relevant, desired loan amount, and timeline. You can begin with the details you have.

Can I refinance or access equity in a rental?

We review rate-and-term and cash-out refinance scenarios for eligible investment properties. Options depend on factors such as value, existing debt, rental income, ownership history, and lender requirements.

Can I refer a borrower or bring a partnership opportunity?

Yes. Real estate professionals, developers, and capital sources can contact us to introduce a scenario or discuss working together. We’ll review the opportunity and explain the next steps.
